A developer wants to build an apartment complex for disabled and homeless adults near the former Rolling Acres Mall.

Stoney Pointe Commons, which needs approval from Akron City Council, would house 68 one-bedroom units and be located on Vernon Odom Boulevard near the intersection of Romig Road.

The project has been estimated at $11.3 million.

The four acres of land is heavily wooded now and would be cleared for the four-story, L-shaped complex, which was proposed by Tober Development Co. in Richfield.

“It’s great for Akron and hopefully it helps a lot of people,” said Todd Tober, president of the development company.

Community Support Services, an Akron nonprofit that offers care for more than 3,000 people with mental illness, is partnering on the project and will provide social services there.

The complex will be similar to the Commons at Madaline Park housing development in northeast Akron, where the agency also offers programming.

Community Support Services President and Chief Executive Officer Terrence Dalton said such facilities are needed in the city.

“This is just touching the tip of the iceberg for people with disabilities,” he said.

Tober Development is using tax credits for the project and hopes to break ground in March. The construction should take about a year, Tober said.

The apartments will be about 600 square feet, with 51 percent of them dedicated for homeless individuals, according to Community Support Services. They will have radiant floor heating and polished concrete floors, a trendy type of flooring used in many modern lofts and other contemporary spaces.

The complex also will feature 24-hour security, a computer lab, training kitchen, community pantry, on-site laundry, enclosed bike storage, common room and secure courtyard.
